I have enjoyed, and continue to enjoy, my man cave property. It is located at the junction of two state highways, in Steptoe, Washington, with thousands of cars daily going past.
The summertime brings many car guys and gals with awesome cars, and Classic Phillips 66 in Steptoe is a known destination ( and on google maps) with 100’s of antique car items and always a few kewl old cars.
This summer we did repairs and painting on the exterior and added an additional 400 sg. ft. garage for enclosed car or motorcycle storage.

A shop and a living area with a “million dollar location.”
Our historic filling station is in Steptoe, Washington, the heart of the Palouse, and is located 50 miles south of Spokane, Washington on the main highway to WSU (state highway 195) and only 10 miles from Colfax; and an easy commute to Washington State University, WSU, in Pullman Washington.
Our corner location is at the junction of Hiway 195 and State Route 23. The WSDOT traffic count exceeds 4000 vehicles daily. We have incredible exposure for any type of business; coffee stand drive-thru, sandwich or pizza shop, used car lot, ATV / Motorcycle shop sales and repair, Antique store, Classic Vintage car sales and repair, a gun shop, welding fabrication shop, art studio or possibly a neighborhood bar or marijuana resale outlet (marijuana is legal in Washington State but over 21 resale items at this location would need to be verified by the buyer).
Our building is around 2,000 sq. ft and divided in half living and half shop area.
The living area has 2 defined bedrooms, kitchen, bathroom, utility and living rooms and a very large (as they say) “bonus room” that could easily be made into 2 addition room areas. The outside looks good and has a large fenced area for our dogs. The inside is man cave and needs floor covering. The interior presently has old and worn linoleum and needs some sheetrock repair and paint. The property has both city water and city sewer with a new sewer line replacement last year with an RV dump added so your southern friends can come and visit.
The shop area has a 1-year-old, 4 post lift in a large single bay and substantial storage areas including an upstairs. The pump island has vintage style gas pumps and signage and is downright KOOL with travelers taking pictures each year.
The flat roof has leaked in the past but does not presently have any leaks. We have resealed it through the years but it should be replaced in the future. We are offering a $5K allowance towards the roof replacement.

I would live here forever if weren’t for the winters. I have spent a lifetime in Montana and now here. I snow skied and snowmobiled for most of my life but now I am retired and at an age where I don’t do anything during the winter and it’s detrimental to my health, “Getting old is Hell!”
The terms of the sale are $125K CASH – AS IS. There is a possibility of part trade, up to $20K ACV, of a classic, vintage or pre-70’s custom or classic car. We had a title search performed this spring and there was a past issue that has been legally and completely resolved, with title insurance now available, and we hold clear, clean title in our name. The property will be sold with a “Quit Claim Deed.” Seller will pay for the filing of the quitclaim deed up to a maximum of $150 with any additional costs to be the responsibility of the purchaser.
The preferred terms of possession are: the seller has the option of a rent back of up to 6 months at the rate of $1 per month after the completion of the sale. The idea here is after the sale is complete (we need these funds to purchase our new home) we have an opportunity to find and purchase our new home. THIS IS NEGOTIABLE but would be preferred.
There are also 100’s of antique car items, perhaps $5K to $8K in value ( NO LIST, please) that could remain at no charge and all Phillips 66 and gas station relevant items are included in the sale.
Steptoe is a GREAT place to live with good people, no crime, and a public school a few blocks away.
There are golf courses and skeet ranges, lakes, rivers, hunting and fishing, car clubs, drag strips, and race tracks all within a 50-mile radius—as well as an abundance of wildlife including deer, elk, moose, pheasants, and coyotes.
Steptoe is unincorporated and truly a great live and let live community.
This property is somewhat pie shaped and defined on all side by highways and common ground.
